"Living here over 4 years and the service/management has deteriorated.
John Koors the community manager is unable to maintain the building running according to standard amenities advertised and paid for.
- elevators are put of service on a daily basis creating very long waiting times for tenants.
- heat and air conditioning have not been available even with temperatures dropping over the winter. We had a snowstorm without any heating.
- hot water issues weekly
- common areas are not well maintained (grills do not work)
- private events booked every week in common spaces not allowing residents to use the paid amenities and creating high risk environments allowing strangers into the building.
- Peloton bikes in the gym not functional
- wall cracks create dust and management does not consider this a priority. I have been in my apartment with cracked walls creating dust for over two weeks.
Be careful if you want to rent here."

"The Brooklyner is a great place to live, and I’ve had a really solid overall experience here. What really stands out to me is the staff—they’re truly the backbone of the building.
The front desk team is always friendly, helpful, and welcoming. Peter in particular is someone you see often in the mornings, and he genuinely makes people feel at home with how kind and professional he is.
The maintenance team is also excellent. The building uses a service request system, which I initially thought might slow things down, but it’s actually very organized and efficient. I submitted a request for an issue with my sink and mentioned it to Anthony and Jose as well. They took it seriously right away and had my sink fully replaced in under 24 hours, which really impressed me.
Management is also very responsive and attentive. John and Carolina clearly care about residents and do a great job keeping things running smoothly. John in particular went above and beyond when I had an issue—he made sure everything was fully resolved and really advocated on my behalf.
Overall, it’s a well-managed building with a strong team that genuinely cares about the resident experience. It may not be the newest building on the block forever, but with the level of care from the staff and management, it definitely continues to feel that way in all the ways that matter."

"I’ve been a resident at The Brooklyner for about 5 years. I’ve always paid rent on time, kept my unit in great condition, and rarely raised complaints. Unfortunately, this past year has been by far the worst experience I’ve had living here.
During the winter, there were multiple days without consistent heat or hot water, which was especially concerning given how cold it was. There are also numerous 311 complaints tied to building conditions, reflecting broader ongoing issues.
More recently, there was a leak behind my wall after a pipe burst, causing high humidity and water to come through electrical outlets. Before I ever submitted a maintenance request, staff entered my unit without prior notice to check the wall and mentioned that units above me were flooding. Around that time, the wall was extremely hot to the touch, which was the first sign of what later became a much larger issue.
Management then informed my dad, who was staying in my unit to watch my cats while I was away, that they needed to open the wall with very little notice. I live in a small studio, and they asked that my furniture be moved at least 6 feet away, which is essentially impossible and made the apartment very difficult to live in. When the wall was opened, my dad noticed green and brown buildup and requested a mold inspection. Management later said via email that no mold was found, but the inspection was done when neither of us was present and no formal report was provided.
Management initially offered a 5-day hotel stay or a rent credit, but did not specify the credit. Hotels do not accommodate pets, which would have required boarding. My cats are rescues from trauma backgrounds, so relocating them would have been extremely stressful. Based on how this was presented, we chose to stay.
In reality, conditions were far worse than described. For about 10 days, the apartment was extremely difficult to live in due to construction, constant equipment noise, excessive heat, and limited space. My cats had to be confined to a small area for multiple days. At one point, the wall was fully open with exposed pipes and only a thin barrier separating my unit from a neighboring unit.
The rent credit was only discussed after we asked, and management ultimately offered about 2 days (less than $200), presented after April rent was due. Given the disruption, this felt inconsistent with what had been communicated. They also provided an agreement requiring me to give up the ability to raise concerns in exchange for the credit, which I did not sign.
Beyond this, the building has ongoing maintenance issues. Laundry machines and common areas are often not well maintained. There have been multiple elevator outages this year, with only 2 working at times, including one incident where the elevator abruptly dropped floors while I was inside. Additionally, for a high rise building, regular window washing is standard, and this has not been done here since 2023.
Overall, my experience this past year has been very disappointing. If you are considering moving here at market rate, I would recommend exploring other options. There are better maintained buildings in the area at similar or better price points.

"I award the Brooklyner at 111 Lawrence Street, Brooklyn, an unreserved five-star rating. As an out-of-state resident unable to view the property beforehand, I required thorough, accurate information—and received it in full. Lana and Carolina delivered consistently clear updates: videos matching the actual layout, photographs without filter, precise door measurements sent back within minutes. Their replies carried genuine enthusiasm; one could tell they take pride in making tenants feel secure. We arrived late Saturday evening; the front-desk staff issued emergency access immediately and directed us politely. On Monday, paperwork was already processed—no signatures needed at that point—so we simply collected our fobs and entered without delay. Community manager John we met a few days later; brief, courteous, perfectly competent. The entire maintenance team operates with equal efficiency—courteous, skilled, always on time. In short: every member of staff knows their job inside-out, does it with quiet competence, and somehow still finds room for real human warmth. Tenants here aren't customers; we're neighbours already. Again excellent marks for Lana, Carolina and John."

"Reviewing now that I've been a tenant here for 1 year and just renewed for another 2 years. Overall been pleased with my stay.
Location is prime convenience, as you're surrounded by several different train lines. Trader Joe's is a 5 minute walk, and a few nice gyms nearby too.
Building management communicates very often whenever there are disruptions in heat/water/elevators for maintenance. My service requests were addressed in a timely manner, and the more complex ones were at investigated until finally resolved.
5 total elevator banks also makes the wait pretty decent for a story with 51 stories.
Most of the front desk / porters / overall maintenance team are quite friendly and helpful.
If you're looking for a nice place in Brooklyn that is still close to the city, would recommend checking this one!"
